How mod-con works · briefly
A modulating-condensing boiler is a sealed-combustion appliance that draws its combustion air from outside, fires a fully-premixed air-fuel mixture across an electronic spark, and recovers latent heat from its own flue gas by condensing the water vapor out of the exhaust. The condensation happens whenever the return water entering the heat exchanger is below the flue-gas dew point — about 130°F for natural-gas combustion. Below that return temperature, the boiler operates in its condensing mode at AFUE in the 95–97% range. Above it, the boiler operates in non-condensing mode at AFUE around 87–89%.
The point of mod-con is therefore not the boiler — it is the system that runs the boiler. A boiler installed on a properly-sized hydronic radiant system with outdoor-reset control will see return water temperatures below 130°F for more than 90% of the heating season, harvesting the latent heat for nearly the entire winter. A boiler installed on an oversized cast-iron radiator system with no outdoor reset and a 180°F-fixed supply will rarely see return temperatures below 150°F, and the AFUE rating becomes a marketing number rather than an operational one.

Strengths: the SMART SYSTEM control is the cleanest commissioning UI in the residential market; the 10:1 turndown matches our actual loads better than a 5:1 plant; the fire-tube exchanger is robust against poor water quality. Weaknesses: the cabinet is large, and the snowmelt-priority logic has a one-cycle delay on transition that the homeowner will sometimes hear as a click.

Triangle Tube Prestige — Solo (heat only) and Trimax (heat with priority DHW) configurations. Helical stainless heat exchanger, 5:1 turndown on Solo, 5:1 turndown on Trimax. Particularly clean DHW priority handling makes the Trimax our default plant when the homeowner has elected an indirect water heater on the same boiler. Viessmann Vitodens 100-W and 200-W. Inox-Radial stainless heat exchanger, 5:1 to 7:1 turndown depending on model, Vitotronic control with Lambda Pro Plus combustion management that auto-tunes the air-fuel ratio against gas composition. The Vitodens 200-W is the longest-warranty German plant we install (12 yr heat exchanger), and the auto-tune is genuinely an advantage on the natural-gas service in southwest Montana, where pipeline composition shifts seasonally. Venting · the part most installations get wrong
Every mod-con install requires venting that matches the manufacturer's instructions exactly. The vent material (CPVC, PVC, PP), the diameter (typically 3″ or 4″), the equivalent length (sum of straight runs plus elbow allowances), the terminations (sidewall, vertical, concentric), and the proximity to combustion-air intake — all are listed in the IO manual with specific tables. We do not deviate from the manual. We do not use B-vent for sealed-combustion appliances. We do not run combustion air from inside the mechanical room when the listing requires outside.
The single most common error we see when we audit other crews' installs is undersized venting — a contractor specifying 2″ PVC for a 199,000 BTUH boiler that the manufacturer requires 3″ for at the installed equivalent length. This produces high stack temperatures, false-flame errors at startup, and in the worst case, vent connection failure that pressurizes the mechanical room with flue gas. We size venting from the IO manual; we attach a printed copy of the venting table to the binder cover sheet so the next contractor can verify.
Condensate handling
The condensate stream from a mod-con boiler is mildly acidic, pH around 3.5–4.5, and is not legal to discharge directly to a municipal sewer in many jurisdictions. We install a neutralizer kit downstream of the boiler's condensate trap on every install: Caleffi NeutraSafe for residential loads up to 300,000 BTUH, NeutraSafe XL for larger plants. Limestone media in a 4″ PVC canister, gravity-fed, with the outlet at pH 6.5–7.5 measured at commissioning and annually thereafter. Media is replaced annually at the spring service visit.
Annual service · what gets done
Combustion analysis with Testo 320 at minimum and maximum firing rates; record stack temperature, CO, CO₂, O₂. Heat-exchanger inspection through the sight port; visual check for sediment, scale, or refractory damage. Igniter cleaned or replaced if pitted. Flame sensor cleaned. Gas pressure verified at minimum and maximum firing. Expansion-tank pre-charge measured and adjusted if drift > 1 psi. Condensate neutralizer media replaced. Vent termination inspected. Air intake screen cleaned. Service sheet added to the binder.
